Tenant Overview
 

As a prospective tenant, you want to know what kind of service you can expect when you lease from  Solution Property Management, Inc. We pride ourselves on our tenant service, and consistently strive to make things easier for you.                                                                                                    

 

We need the following in order to process an application:

$50 application fee for each adult or $75 Per Couple

Maintenance:

All maintenance requests need to be submitted in writing before any work can be completed. For fastest service, please submit a maintenance request form. Our service providers will contact you within 24 hours to schedule an appointment.

 
Rent Payments:

All rent payments need to arrive by the due date in your lease to avoid paying late fees. Please refer to your lease agreement for details. Rent payments need to be mail.

Rent Payment Procedures

 

 

Due Date

Rent is due on the 1th and will be late if payment is receive after the 4th day by 4pm. If the 4th is a Saturday, Sunday or Holiday the next business day by noon is acceptable. Please note that Bill Pay through your online bank still mails us a check. If the check is not received by the 4th day by 4pm, a late fee will be assessed.

 

Personal Checks

Personal checks are acceptable at any time before the 4th of the month. After the 4th, certified funds are required. Certified funds are also required if checks are being returned for non-sufficient funds. Solution will notify you in writing if personal checks will be refused.

 

No Cash

We have a “NO CASH” policy for everyone. Please mail checks, money orders, or deposit.

 

Late Fees

After the due date, rent will not be accepted without the $125 late fee. We encourage you pay rent by the 4th to avoid paying any late fees.

 

Late Letter

Solution  will mail you a late notice if rent has not been received by the 4th. This letter may cross in the mail with your payment. You must pay with a certified check or money order after the 4th including the late fee.

 

NSF Check

NSF fee of $50 is due regardless of the reason. (Your bank may reimburse you for this charge if they were at fault.) If this happens, Solution has the right to request certified funds from that day forward. You will be given 48 hours to make the check good. The NSF fee may be waived should you replace it within 48 hours by certified funds. If you fail to make payment in full within 48 hours, the $125 late fee, rent payment and the NSF fee will be required in certified funds.

 

After the 10th

If rent is still unpaid by the 10th, Solution Property will begin dispossessory proceedings. Once this has started, rent will not be taken without the late fee, a $350 dispo fee and certified funds.

 

Pro-rated Rent

Rent is always due on the 1st regardless of when you move in or when your lease term begins. If your lease begins part way through the month, a full month’s rent is required the first month, and the pro-ration is paid on the first of the second month.

 

Last Month

Rent is required every month, including your last month. You may not use the Security Deposit to pay rent.

 

Bring to the Office

To assure that payment is received by the 1st you may want to bring it to the office. Office hours are 9:00 to 5:00 Monday through Friday.
